How Long Do Double-Pane Windows Last? What Actually Determines IGU Service Life

How long do double pane windows last? There is no single number that applies to every insulated glass unit. Real service life depends on the edge seal, temperature cycling, solar exposure, installation, drainage, handling and maintenance. Online lifespan figures are best treated as general guidance, not a project warranty.

A double-pane window uses two panes separated by a sealed cavity. The cavity may contain argon. The unit depends on the perimeter seal staying intact; once that seal is damaged, moisture can enter and fogging may appear between the panes.

What Actually Determines Double-Pane Window Life?

Edge-seal quality

The perimeter seal is critical. Repeated expansion and contraction from temperature changes puts stress on the sealed edge over time.

Climate and solar exposure

Strong temperature swings and sustained direct sun can increase thermal stress compared with protected openings.

Installation quality

A good glass unit still needs a properly installed frame. Frame distortion, blocked drainage or a poor wall-to-window interface can create problems that look like glass failure.

Glass size and handling

Large panes create higher handling loads. Glass thickness and area need to stay within the manufacturing limits for the selected aluminum system.

Maintenance

Inspect perimeter seals, drainage paths, frame joints and glass condition during normal building maintenance. Persistent moisture or physical damage should be investigated early.

Examples of AMJ Double-Pane Glass Build-Ups

Application Double-Pane Glass Available IGU Thickness
Thermal-break casement / awning window option 5 mm Low-E + 15 mm Argon + 5 mm tempered clear glass Up to 39 mm
Higher-capacity casement / awning window option 5 mm Low-E + 20 mm Argon + 5 mm tempered clear glass Up to 47 mm
Lift-slide door option 6 mm Low-E + 20 mm Argon + 6 mm tempered clear glass Up to 42 mm

These configurations show why a project should specify the actual glass build-up instead of relying only on the phrase “double pane.”

How Can You Tell If a Double-Pane Window Is Bad?

  • Fogging or haze appears between the panes and cannot be wiped from either surface.
  • Condensation is trapped inside the sealed cavity.
  • The glass edge or spacer area shows visible deterioration.
  • The pane is cracked or damaged.
  • The frame has moved enough to affect the glass or sash operation.

Replace the Glass or Replace the Whole Window?

If the aluminum frame is still in good condition and the problem is limited to the insulated glass unit, glass replacement may be possible depending on the system.

If the frame is damaged, badly installed, no longer square or the project needs different performance, replacing the complete window may be the better route.

For builders, the decision should be based on condition—not age alone.

Applications That Need Extra Planning

Hotel and Multifamily Projects

Repeated window units make consistency important. Keep glass build-ups, frame systems and maintenance access standardized where possible.

Large Fixed Glass

Large panes need closer review of glass area, weight and handling before production.

Sliding and Lift-Slide Doors

Larger moving panels place more demand on glass handling and the complete door system, so use the door-specific glazing configuration.

What Should Builders Specify?

  • Exact insulated-glass build-up
  • Low-E requirement
  • Tempered or laminated safety locations
  • Window system and frame size
  • Project U-Factor / SHGC requirements where applicable
  • Drainage and installation method
  • Warranty terms for the ordered system

FAQ

Is it worth replacing 20-year-old windows?Age alone is not enough to decide. Check seal condition, fogging, glass damage, frame condition, operation and whether the existing windows still meet the project needs.

Does fogging between the panes mean the window has failed?Fogging inside the sealed cavity usually indicates that moisture has entered the insulated glass unit and the edge seal is no longer performing as intended.

What is the average cost to replace a double-pane window? There is no useful universal project price. Cost depends on frame system, glass, size, quantity, access, installation and shipping.

How can builders help double-pane windows last longer?Use the correct glass size, install the window square and plumb, keep drainage paths open and protect glass edges during handling.

Need Double-Pane Glass for a Project?

Send the window schedule, project location and performance requirements. AMJ can confirm a suitable insulated-glass build-up for the selected aluminum window system.
